Hannah Venn-Munns

I am a Senior Associate within Michelmores’ Real Estate team, specialising in Property Litigation.

I work with a range of clients around the country, including individuals, companies, trustees, executors and local authorities, to provide assistance in relation to a wide range of property and land related issues.

I have a wealth of experience in assisting clients throughout the litigation procedure, from pre action through to trials in the County Court and Tribunals, to Appeals and Second Appeals. I also have extensive experience in managing costs disputes, although I am a strong advocate of alternative dispute resolution methods to secure early, time, cost and objective focused solutions for my clients.

My services include (but are not limited to):

• Landlord and Tenant– Residential – Private Rented Sector Residential (including possession, HMO, Statutory Compliance), Owner Occupier (including complex management, consultation, service charges, and reasonableness disputes, first refusals, right to manage, and lease renewals).
• Landlord and Tenant – Commercial – including possession, high value debt recovery, landlord or tenant renewals, dilapidations.
• Land disputes – including boundary disputes, easements, covenants, adverse possession, prescription claims, vesting orders, rectification, estoppel, drainage and sewerage facilities.
• Environmental Protection Act Orders
• Claims over property by co-owners (TOLATA).
• Trespass claims (including interference)

In terms of my background, I qualified in 2011, having trained in North Devon with an interim placement in London. I returned to North London in 2013 where my property litigation experience began and which I continued to build upon at a firm in South Devon between 2019 and 2024 before joining Michelmores in August 2024.
