I’m a Senior Associate in Michelmores’ commercial Real Estate team.
I have extensive experience in all aspects of commercial real estate transactions including commercial landlord and tenant, investment, and asset management, sales and acquisitions, acting for end users on commercial property developments and for lenders and borrowers on secured lending transactions.
My two particular areas of focus are the real estate aspects of Energy sector projects and land for the generation of Bio-Diversity Credits.
In the Energy sector, I act for developers, operators, sellers, buyers, funders and investors in relation to proposed developments, operational sites and special purpose vehicle for the projects. Currently, this is mainly for ground-mounted and rooftop solar and battery storage schemes and, prior to that when they were more prevalent in the market, anaerobic digestion and gas peaker schemes. I also advise landowners on the documentation with developers on new, mainly ground-mounted solar projects.
In relation to Bio-Diversity Credits, I act on and lead a team in securing agricultural land for an environmental client for the generation of Credits.
I trained, qualified and spent two years in an international City firm before joining Michelmores in 2003 for the quality of the work and its great, people-focused culture, which I am proud to be a part of.
Outside of work, I enjoy rock-climbing, road cycling and watching rugby.
Acting for an environmental client on the real estate due diligence and pre-completion, completion and post-completion steps in relation to securing long term leases and freeholds of agricultural land nationwide for the creation and maintenance of habitat and the generation of Credits for onward sale to third party developers.
Acting for a developer/operator on the negotiation and grant of lease option agreements, easement option agreements, leases, substation leases, easements and wayleaves for a number of new energy sector developments (including acting on projects from heads of terms to commissioning). Some of the sites had complex titles and title issues requiring successful resolution, mitigation or indemnity insurance to protect our client and facilitate project funding.
Acting for an operator on the property aspects of a corporate acquisition of a portfolio comprising both operational projects and prospective developments.
Acting for a large investor-landlord since 2003 on the grant of numerous leases and renewal leases of premises at various multi-let buildings and sites across the South West, together with all related estate management work (including re-gearing) and the real estate aspects of refinancing the sites (including certificates of title for lenders).
Acting for a consortium of public sector and charitable bodies on their joint sale subject to satisfactory planning of a strategic town centre site to a developer for a large residential and mixed use scheme. The site comprised a large number of titles and the transaction involved complex price adjustment and overage mechanisms.
