Richard is a Partner, and Head of the Asset Management team.
He joined Michelmores in 2000, from City firm Nabarro.
Richard's experience covers both the private and the public sector, giving him an insight into both mindsets.
On the private sector side, he has advised on office, retail (including acting for landlords of a number of significant shopping centres) and industrial properties, acting for institutional investors and occupiers.
For the public sector, he advises police forces, central government departments, executive agencies and non-departmental public bodies.
Richard has extensive experience in all areas of sales, purchases, lettings and developments, as well as asset management (a number of his clients have nationwide estates). In particular he has advised on complex real estate development projects and high value (and often politically sensitive) acquisitions and disposals.
Disposal of major site in North London for use as residential development
This involved the sale of a 19 hectare site as part of an important regeneration scheme, to deliver more than 1650 new homes. There were complicated issues relating to phasing of sales, deferred payments, overage, planning, development obligations, security documentation, and procurement issues delivered to unusually short timescales.
Richard is Contract Manager for an appointment under which Michelmores is sole provider of property and estates legal services to the Ministry of Justice.
This includes all courts, prisons, tribunals, probation offices, CAFCASS offices and Legal Aid Agency offices. The services include a high annual volume of advice on disposals, landlord and tenant issues, title reports and estate management. The estate is geographically dispersed across England and Wales, highly diverse in terms of buildings and land, and demands a dedicated and meticulous approach to project management.
Richard manages a national legal services framework under which any Police Force is able to instruct Michelmores. This was set up by the Metropolitan Police Service and has resulted in instructions significant in volume, profile, complexity and value.
