Emma is Head of the Real Estate team and a key member of the Education team.
Emma joined Michelmores in 2000 from London firm Nabarro, where she trained and qualified.
She is a property specialist with a particular interest in commercial and residential development with extensive experience of acting for private developers (both residential and commercial) and Local Authorities in relation to development projects and regeneration schemes.
Her particular expertise in relation to residential development includes site assembly and acquisition, conditional contracts, options, promotion agreements, overage and clawback arrangements, joint ventures, collaboration agreements and infrastructure agreements.
She is also well versed in Landlord and Tenant matters acting for both Landlords and Tenants.
Emma was previously head of the cross-departmental multi-disciplinary Education team that provides extensive advice to a large number of education institutions including state schools and colleges, academies, private schools and further and higher education institutions. She remains heavily involved in this sector and has experience of developing a key advisor role with educational institutions.
Emma was Michelmores' training partner with responsibility for the training and development of our trainee solicitors and has an ongoing interest in training and development.

- Advising a residential developer on an option agreement involving complex land-holding arrangements. Emma provided the client with much-needed strategic support to shape the terms of the agreement to facilitate a structure that enabled the delivery of the project goals, rather than simply implementing the heads of terms.
- Advising a landowner on an option agreement with a residential developer where the landowner did not have previous experience of these types of arrangements and therefore required extensive support in shaping the terms to meet the client's requirements. Emma acted as a Trusted Advisor, putting herself in her client's shoes, and delivering key advice after gaining first-hand understanding of their needs and concerns.
- Acting for an education sector client in respect of the high-value disposal of part of their estate, conditional on planning permission. The client currently occupied the space and there was a complex interface between the timescales within which they needed to vacate the space and the possible timescales within which the purchaser needed them to do so. Emma worked closely with the other members of the professional team to structure the contract to support the client's estate strategy and maximise the return.
