About

Crispin joined Michelmores in 2003, having previously trained and worked at Richards Butler (now Reed Smith) in London.

He is experienced in all aspects of commercial property work and acts, in particular, for landlords and tenants on new leases and related estate management work, for developers and end users on commercial property developments and for lenders and borrowers on secured lending transactions.  He also works closely with our corporate and insolvency teams on the property elements of business and share sales and acquisitions.

Recent Experience

  • Acting for a care operator on the site acquisition and development of a multi-million pound, boutique, high-spec care home.  The title and planning documents were complex and the land formed part of an old, large industrial site being developed by a major house-builder, which had to undertake crucial enabling works required to allow commencement of the care home works.
  • Acting for the trustees of a directors' pension scheme and the company on a sale of an industrial unit into the scheme and a lease back to the company, together with a right for the company to reacquire the land.  The unit formed part of the company's wider freehold land so the trustees and company needed cross-rights and easements over the other's land and restrictive covenant title indmenity insurance had to be obtained to protect the trustees against a potential title defect.  The transaction was successfully completed within a tight timescale to avoid adverse tax implications.
  • Acting for a bank taking a charge over a large, residential development site to secure a multi-million pound drawdown. The land was subject to a complex section 106 planning agreement. Crispin also identified a ransom strip issue on part of the proposed new access into the site and a lack of interim rights of way over private access roads, which were successfully resovled to enable the charge and drawdown to proceed.
  • Acting for a large investor-landlord on the grant of numerous leases and renewal leases of premises at various sites across the South West, together with related estate management work.
